Canberra, and the loans that come with it
Our brokers work with buyers and owners across Canberra, Queanbeyan and the surrounding region, including Belconnen, Woden, Tuggeranong, Gungahlin, Molonglo, Queanbeyan, Yass and Bungendore.
Canberra has one genuinely unusual feature: land here is held under long Crown leases rather than freehold title. Lenders are used to it and it rarely causes a problem, but remaining lease term does form part of the assessment, and it is worth understanding rather than discovering at valuation.
On income, the public service and Defence dominate. That means stable, well-documented earnings, which lenders like, but also salary packaging and allowances that some lenders handle better than others. Defence income in particular includes payments that are treated inconsistently across the market.
Apartments are a large share of the market here, particularly through the town centres, and many lenders apply density restrictions and minimum internal size requirements that translate into a larger deposit.

Questions people ask us in Canberra
Do you only work with people in the Canberra CBD?
No. Our Canberra brokers work with clients right across Australian Capital Territory. Most of the process happens by phone, email and electronic signature, so where you are matters far less than it used to.
Which areas do you cover from Canberra?
Canberra and the surrounding area, including Belconnen, Woden, Tuggeranong, Gungahlin, Molonglo, Queanbeyan, Yass and Bungendore. If you are further out, most of the process can be handled by phone, email and electronic signature.
Does leasehold land affect getting a loan in Canberra?
Very rarely in practice. Lenders are familiar with the ACT's leasehold system and treat it much like freehold, though remaining lease term is part of the assessment. It is worth knowing about rather than being surprised by it, particularly on older properties.
How is salary packaging or defence income assessed?
It depends on the lender. Packaged salary components and defence allowances are each treated separately, and some lenders count them in full while others disregard them entirely. Where packaging forms a meaningful part of your income, the lender you approach affects what you can borrow.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Canberra from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
