Sutherland, and the loans that come with it
Our brokers work with buyers and owners across Sutherland Shire, including Cronulla, Miranda, Caringbah, Gymea, Kirrawee, Engadine, Menai, Sylvania and Como.
The Shire has an unusually settled population, and that shows up in the lending. A lot of local borrowing is not a first purchase but a next step: upgrading within the same few suburbs, releasing equity from a long-held home, or helping an adult child buy nearby.
Family assistance is common enough here to be its own category. Security guarantees, gifted deposits and parents borrowing against their own home each carry different risks, and the version that suits the child is not always the version that suits the parents.
There is also a high share of trades and small business income across the Shire, plus shift and allowance income from emergency services and related work, all of which lenders assess very differently from a straight salary.

Questions people ask us in Sutherland
Why use a broker in Sutherland rather than one in the Sydney CBD?
Because local knowledge shows up in the detail: which lenders are comfortable with the property types around here, which valuers know the area, and what has actually been settling. The lender panel behind us is the same one our Sydney office uses, because it is the same firm.
Which areas do you cover from Sutherland?
Sutherland and the surrounding area, including Cronulla, Miranda, Caringbah, Gymea, Kirrawee, Engadine, Menai, Sylvania and Como. If you are further out, most of the process can be handled by phone, email and electronic signature.
How does a guarantor loan work?
A family member, usually a parent, offers part of the equity in their property as additional security, which can remove the need for lenders mortgage insurance and reduce the deposit required. The guarantor takes on real risk, and the guarantee should be structured so it can be released once the loan reduces. We walk both parties through it, not just the borrower.
Can you help if I am a tradesperson or run my own business?
Yes, and it is a large part of our work here. Lenders differ on how many years of financials they want, what they will add back, and whether they will use retained profits. Some accept alternative documentation. Which lender sees your file first matters more than most people realise.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Sutherland from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
