Gippsland, and the loans that come with it

Our brokers work with buyers and owners across Gippsland and the Latrobe Valley, South Gippsland and East Gippsland, including Traralgon, Morwell, Moe, Churchill, Sale, Bairnsdale, Leongatha, Korumburra, Yarram and Foster.

Lending across Gippsland runs into two things that metropolitan lending never does. The first is land. Once a property sits on any real acreage the lender stops treating it as standard residential, the maximum loan to value ratio usually drops, and questions about zoning, sheds, water, access and whether the land generates income all become part of the assessment.

The second is income that does not arrive fortnightly. Farm income moves with seasons and prices. Contract and shift work through the Latrobe Valley comes with allowances and overtime that lenders shade very differently from one another. Some lenders are also more cautious about towns where employment is concentrated in one industry, which affects both valuation and appetite.

None of that makes a loan impossible. It makes lender selection the whole job, because the bank that declines you and the bank that approves you are looking at exactly the same file.

Four moments,

not forty forms.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

The application

Let's find out what you can achieve. Income, deposit, the awkward bank statements. We fill in the form, you check it. We model a shortlist of lenders before anyone runs a credit check.
30MIN - FREE

Pre-approval

We shop the lenders. You walk into the open home knowing roughly what you can spend and roughly what rate to expect, instead of guessing what the bank might offer.
Usually 5-10 business days

Settlement

We coordinate with your conveyancer, review contracts, arrange valuations, and project-manage the day of keys, so you don't have to.
4-8 WEEKS - We handle it

The reviews

Every two years, automatically. We re-shop your rate, push your existing lender, and refinance when the numbers make it worth it. The job isn't finished at settlement.

Questions to ask your Mortgage Broker in Gippsland

Do I need a broker in Gippsland, or can I use one in Melbourne?

Either can work, but a broker who knows the area knows which lenders are comfortable with Gippsland property and which are not. That matters more here than it does in a metropolitan market. It also means you can sit across a table from the person handling your loan.

Which areas do you cover from Gippsland?
Gippsland and the surrounding area, including Traralgon, Morwell, Moe, Churchill, Sale, Bairnsdale, Leongatha, Korumburra, Yarram and Foster. If you are further out, most of the process can be handled by phone, email and electronic signature.
Can you help with a farm or a rural property?
Yes. Rural and acreage lending works differently from a standard home loan, and the differences start with land size, zoning and whether the property produces income. Some lenders will not go past a certain area at all, others will but at a lower loan to value ratio. We work out which lender suits the property before you apply.
My income is seasonal or contract-based. Does that matter?
It matters to how a lender assesses you, not to whether you can borrow. Lenders differ substantially on how they treat overtime, allowances, contract income and farm income, and how much history they want. Presenting it to the right lender in the right way is usually the difference.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Gippsland from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
