Mortgage Brokers
in Melbourne

Mortgage broking for Melbourne and across Victoria, from a team held to a best interests duty. We compare lenders, structure the loan, and keep reviewing the rate long after settlement.

Melbourne, and the loans that come with it

Our brokers work with buyers and owners across Melbourne, including the CBD, Docklands, Southbank, South Yarra, Carlton and the inner suburbs, and clients throughout Victoria.

Buying an apartment in Melbourne is not the same as buying a house, and lenders are explicit about it. Many apply high-density postcode restrictions in and around the CBD, Southbank and Docklands, capping how much they will lend or requiring a larger deposit. Most also apply a minimum internal size, below which an apartment becomes difficult to finance at all.

Off-the-plan adds a second risk. The valuation happens at settlement, not at signing, and if it comes in below the contract price the gap is yours to cover. Knowing which lenders are comfortable with a given building, and getting the finance structured before you commit, is the difference between a straightforward settlement and a scramble.

On the income side, Melbourne professionals often have remuneration that a standard application form handles badly: bonuses, equity, commissions, distributions from a business. Lenders shade all of these differently, and some will not count them at all without a specific history.

Four moments,

not forty forms.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

The application

Let's find out what you can achieve. Income, deposit, the awkward bank statements. We fill in the form, you check it. We model a shortlist of lenders before anyone runs a credit check.
30MIN - FREE

Pre-approval

We shop the lenders. You walk into the open home knowing roughly what you can spend and roughly what rate to expect, instead of guessing what the bank might offer.
Usually 5-10 business days

Settlement

We coordinate with your conveyancer, review contracts, arrange valuations, and project-manage the day of keys, so you don't have to.
4-8 WEEKS - We handle it

The reviews

Every two years, automatically. We re-shop your rate, push your existing lender, and refinance when the numbers make it worth it. The job isn't finished at settlement.

Questions to ask your Mortgage Broker in Melbourne

Do you only work with people in the Melbourne CBD?
No. Our Melbourne brokers work with clients right across Victoria. Most of the process happens by phone, email and electronic signature, so where you are matters far less than it used to.
Which areas do you cover from Melbourne?
Melbourne and the surrounding area, including the CBD, Docklands, Southbank, South Yarra, Carlton and the inner suburbs, and clients throughout Victoria. If you are further out, most of the process can be handled by phone, email and electronic signature.
Do lenders treat inner-city apartments differently?
Yes, noticeably. Many lenders apply high-density postcode restrictions across the CBD and surrounds, which can mean a larger deposit than you were expecting. Most also apply a minimum internal size. Before you commit to a specific building, it is worth checking which lenders will actually finance it.
I am buying off the plan. What should I watch for?
The valuation is done at settlement, not when you sign, so the risk is a valuation below your contract price and a shortfall you have to fund. Pre-approvals also expire well before most builds complete. We keep the finance under review through the build rather than leaving it until the completion notice arrives.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Melbourne from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
