Toowoomba, and the loans that come with it
Our brokers work with buyers and owners across Toowoomba and the Darling Downs, including Highfields, Oakey, Pittsworth, Crows Nest, Millmerran, Dalby, Warwick, Gatton and Clifton.
Agriculture sits underneath most lending on the Darling Downs, even where the borrower is not a farmer. Rural and acreage property is assessed differently from standard residential once land size passes a lender’s threshold, and the loan to value ratio usually drops with it.
Zoning, water, sheds, road access and whether the land produces income all factor into what a lender will do. Some will not lend past a certain area at all, so choosing the right lender before applying avoids a decline that was never about the borrower.
Income here is often seasonal or business-derived rather than salaried, and there is a strong commercial lending component too: sheds, equipment, trucks and business premises. Those are separate conversations from a home loan, and they benefit from being handled by the same person who understands the whole picture.

Questions people ask us in Toowoomba
Do I need a broker in Toowoomba, or can I use one in Brisbane?
Either can work, but a broker who knows the area knows which lenders are comfortable with Toowoomba property and which are not. That matters more here than it does in a metropolitan market. It also means you can sit across a table from the person handling your loan.
Which areas do you cover from Toowoomba?
Toowoomba and the surrounding area, including Highfields, Oakey, Pittsworth, Crows Nest, Millmerran, Dalby, Warwick, Gatton and Clifton. If you are further out, most of the process can be handled by phone, email and electronic signature.
Can you help with a rural property or farm purchase?
Yes. The assessment changes once land size passes a lender's threshold, and lenders set that threshold differently. Zoning, what is on the land and whether it produces income all matter, as does whether the purchase is primarily a home or a business. We work out which lender suits the property before an application goes anywhere.
Do you arrange commercial and equipment finance?
Yes. Business premises, sheds, trucks, machinery and general asset finance are all part of what we do, alongside home lending. Having both handled together tends to produce a better structure than arranging them separately with two different providers.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Toowoomba from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
