Adelaide, and the loans that come with it
Our brokers work with buyers and owners across Adelaide, including the CBD, North Adelaide, Norwood, Unley and the inner suburbs, and clients throughout South Australia.
Adelaide is one of the more accessible capital city markets, which means first home buyers make up a large share of local lending. Deposit strategy, lenders mortgage insurance and the government schemes that can reduce or remove it come up in most conversations, and eligibility rules are specific enough to be worth checking rather than assuming.
A good deal of the housing stock is older, and valuations on character and period homes vary noticeably between lenders. Renovation lending on those properties works differently from a straight purchase, particularly where structural work is involved.
South Australia also has a high proportion of long-established family businesses, which means self-employed income and commercial lending feature more here than in a comparable market. Lenders assess business income very differently from one another.

Every conversation starts with a strategy call. Thirty minutes, on the phone, nothing to fill in first. You will deal with the same person from that call through to settlement.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

Questions people ask us in Adelaide
Do you only work with people in the Adelaide CBD?
No. Our Adelaide brokers work with clients right across South Australia. Most of the process happens by phone, email and electronic signature, so where you are matters far less than it used to.
Which areas do you cover from Adelaide?
Adelaide and the surrounding area, including the CBD, North Adelaide, Norwood, Unley and the inner suburbs, and clients throughout South Australia. If you are further out, most of the process can be handled by phone, email and electronic signature.
What deposit do I need, and can I avoid lenders mortgage insurance?
You can often buy with less than people assume, though a smaller deposit usually means lenders mortgage insurance. Government schemes can reduce or remove it for eligible buyers, some lenders waive it for certain professions, and a family guarantee is another route. Which applies to you depends on your situation.
Can you help if I am self-employed or run a family business?
Yes. Lenders differ on how many years of financials they want, what they will add back and whether they will use retained profits, and some accept alternative documentation. If your business and home lending are connected, it is usually better to have both looked at together.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Adelaide from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
