Bondi, and the loans that come with it

Our brokers work with buyers and owners across Bondi and Sydney’s eastern suburbs, including Bondi Junction, Bronte, Tamarama, Waverley, Clovelly, Coogee, Randwick, Double Bay and Vaucluse.

The eastern suburbs are apartment country, and lenders have opinions about apartments. Many apply minimum internal size requirements, below which a unit becomes hard to finance at all, and some apply density restrictions in particular postcodes. Studios and smaller one-bedroom units are where this bites hardest.

The income side is just as distinctive. A high share of buyers here are self-employed, contracting, working in creative and media industries, or returning from years overseas. Lenders assess all of that very differently, and expatriate or foreign-currency income narrows the field considerably.

Loan sizes are large, which means small policy differences translate into real money and the pool of lenders willing to write the loan is smaller than it looks.

Four moments,

not forty forms.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

The application

Let's find out what you can achieve. Income, deposit, the awkward bank statements. We fill in the form, you check it. We model a shortlist of lenders before anyone runs a credit check.
30MIN - FREE

Pre-approval

We shop the lenders. You walk into the open home knowing roughly what you can spend and roughly what rate to expect, instead of guessing what the bank might offer.
Usually 5-10 business days

Settlement

We coordinate with your conveyancer, review contracts, arrange valuations, and project-manage the day of keys, so you don't have to.
4-8 WEEKS - We handle it

The reviews

Every two years, automatically. We re-shop your rate, push your existing lender, and refinance when the numbers make it worth it. The job isn't finished at settlement.

Questions to ask your Mortgage Broker in Bondi

Why use a broker in Bondi rather than one in the Sydney CBD?
Because local knowledge shows up in the detail: which lenders are comfortable with the property types around here, which valuers know the area, and what has actually been settling. The lender panel behind us is the same one our Sydney office uses, because it is the same firm.
Which areas do you cover from Bondi?
Bondi and the surrounding area, including Bondi Junction, Bronte, Tamarama, Waverley, Clovelly, Coogee, Randwick, Double Bay and Vaucluse. If you are further out, most of the process can be handled by phone, email and electronic signature.
Will a lender finance a small apartment or studio?
Some will and some will not. Most lenders apply a minimum internal size, and below that threshold the options narrow quickly, sometimes to a larger deposit and sometimes to nothing at all. Checking which lenders will finance a specific unit before you bid is time well spent.
I am self-employed or my income is irregular. Can I still borrow?
Yes. Lenders differ enormously on how they assess self-employed, contract and commission income, how many years they want and what they will add back. If your income varies year to year, presenting it to the right lender in the right way is usually the difference between a decline and an approval.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Bondi from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
