Burnie, and the loans that come with it
Our brokers work with buyers and owners across Burnie and Tasmania’s north west coast, including Devonport, Ulverstone, Wynyard, Penguin, Somerset, Latrobe, Smithton and Circular Head.
Lending on the north west coast runs into regional policy more than most places. Lenders apply their own postcode rules, and some restrict how much they will lend outside the major centres, which can change the deposit required on an otherwise straightforward application.
Valuations are the other recurring issue. Housing stock here is older on average, turnover is lower, and there are fewer comparable sales for a valuer to work from, which makes valuations more variable between lenders than they would be in a capital city.
Beyond the towns, acreage and rural property change the assessment again, and income across the region is often tied to agriculture, forestry and manufacturing, with seasonal and shift components that lenders treat inconsistently.

Questions people ask us in Burnie
Do I need a broker in Burnie, or can I use one in Hobart?
Either can work, but a broker who knows the area knows which lenders are comfortable with Burnie property and which are not. That matters more here than it does in a metropolitan market. It also means you can sit across a table from the person handling your loan.
Which areas do you cover from Burnie?
Burnie and the surrounding area, including Devonport, Ulverstone, Wynyard, Penguin, Somerset, Latrobe, Smithton and Circular Head. If you are further out, most of the process can be handled by phone, email and electronic signature.
Do lenders treat regional Tasmanian property differently?
Some do. Postcode policies can mean a lower maximum loan to value ratio, which translates into a larger deposit. Valuations can also be more variable here because there are fewer comparable sales. Neither usually stops a loan, but both make lender selection matter more than the advertised rate.
Can you help if my income is seasonal or from a farm?
Yes. Lenders differ substantially on how they treat seasonal, agricultural and contract income and how much history they want to see. Presenting it to a lender that understands the pattern, rather than one that reads a variable year as a risk, is usually the difference.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Burnie from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
