Parramatta, and the loans that come with it
Our brokers work with buyers and owners across Parramatta and Western Sydney, including Westmead, Harris Park, Granville, Merrylands, Baulkham Hills, Castle Hill, Rydalmere, Blacktown and Auburn.
Western Sydney is where first home buyers, investors and apartment stock all meet. Many lenders apply density restrictions across the Parramatta CBD and surrounding high-rise postcodes, and most apply a minimum internal size, both of which can mean a larger deposit than a house would require.
Household structures here are frequently more complex than a lender’s form assumes. Multiple incomes under one roof, support flowing to family overseas, assets or income held in another country, and businesses run alongside employment. Lenders differ enormously in how they handle all of this, and some will not consider foreign income at all.
There is also a very large health and public sector workforce around Westmead, where salary packaging is common and is treated differently from lender to lender.

Questions people ask us in Parramatta
Why use a broker in Parramatta rather than one in the Sydney CBD?
Because local knowledge shows up in the detail: which lenders are comfortable with the property types around here, which valuers know the area, and what has actually been settling. The lender panel behind us is the same one our Sydney office uses, because it is the same firm.
Which areas do you cover from Parramatta?
Parramatta and the surrounding area, including Westmead, Harris Park, Granville, Merrylands, Baulkham Hills, Castle Hill, Rydalmere, Blacktown and Auburn. If you are further out, most of the process can be handled by phone, email and electronic signature.
Can you use income or assets I hold overseas?
Some lenders will and many will not. Where it is accepted there are usually conditions around the currency, the country, how it is documented and how much of it a lender will count. It narrows the field considerably, so it is worth establishing early which lenders can work with your situation.
Are there lending restrictions on apartments in Parramatta?
In parts of the CBD and the higher-density postcodes around it, yes. Restrictions usually take the form of a lower maximum loan to value ratio, meaning a larger deposit. Minimum internal size requirements apply too. Which lenders will finance a particular building is worth confirming before you commit.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Parramatta from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
