Perth, and the loans that come with it
Our brokers work with buyers and owners across Perth, including the CBD, West Perth, Subiaco, Nedlands and the inner suburbs, and clients throughout Western Australia.
A large share of Perth lending involves income the standard application form was not designed for. Fly-in fly-out rosters, site and living away allowances, overtime and bonuses, often making up a substantial part of total earnings. Lenders assess each of these very differently, and the same payslips can produce materially different borrowing capacities.
Roster work also complicates the process itself. Documents need signing while you are on site, valuations and settlements land while you are away, and a broker who works around that is worth more than a marginally better rate.
On the property side, Perth has plenty of large blocks within the metropolitan area, and once land size passes a lender’s threshold the assessment changes. There is also a steady volume of knockdown rebuilds and new construction, which means staged drawdowns rather than a single settlement.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

Questions people ask us in Perth
Do you only work with people in the Perth CBD?
No. Our Perth brokers work with clients right across Western Australia. Most of the process happens by phone, email and electronic signature, so where you are matters far less than it used to.
Which areas do you cover from Perth?
Perth and the surrounding area, including the CBD, West Perth, Subiaco, Nedlands and the inner suburbs, and clients throughout Western Australia. If you are further out, most of the process can be handled by phone, email and electronic signature.
How is FIFO income assessed?
It depends heavily on the lender. Base salary is simple, but site allowances, living away allowances, overtime and bonuses are each treated separately, with some lenders using the full amount given enough history and others using a portion. On identical income, capacity can vary substantially between lenders.
Can the process work around my roster?
Yes, and it usually has to. Most of what we do happens by phone, email and electronic signature, and we plan around the dates you are away rather than discovering them at settlement. If you need to sign something while on site, we work that out in advance.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Perth from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
