Mortgage Brokers
in Sydney

Mortgage broking for Sydney, from a team held to a best interests duty. With a heritage as Smartmove, now Viridian Lending. We compare lenders, structure the loan, and keep reviewing the rate long after settlement. From first conversation to settlement and beyond, you deal with the same team.

Sydney, and the loans that come with it

Our brokers work with buyers and owners across Sydney, including the CBD, North Sydney, Surry Hills, Pyrmont and the inner suburbs, and clients throughout New South Wales.

Sydney lending is defined by two things: loan size and property type. Loans here are the largest in the country, which narrows the pool of lenders willing to write them and makes policy differences matter more than advertised rates.

Apartments come with their own rules. Many lenders apply high-density postcode restrictions across the inner city, and most apply a minimum internal size. Off-the-plan carries a further risk, because the valuation happens at settlement rather than at signing and any shortfall is yours to fund.

On income, Sydney produces more complexity than anywhere else: equity, deferred bonuses, trust distributions, business income and foreign earnings. Lenders shade every one of these differently, and some will not count them without a specific history.

Your Sydney brokers

Every conversation starts with a strategy call. Thirty minutes, on the phone, nothing to fill in first. You will deal with the same person from that call through to settlement.

Four moments,

not forty forms.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

The application

Let's find out what you can achieve. Income, deposit, the awkward bank statements. We fill in the form, you check it. We model a shortlist of lenders before anyone runs a credit check.
30MIN - FREE

Pre-approval

We shop the lenders. You walk into the open home knowing roughly what you can spend and roughly what rate to expect, instead of guessing what the bank might offer.
Usually 5-10 business days

Settlement

We coordinate with your conveyancer, review contracts, arrange valuations, and project-manage the day of keys, so you don't have to.
4-8 WEEKS - We handle it

The reviews

Every two years, automatically. We re-shop your rate, push your existing lender, and refinance when the numbers make it worth it. The job isn't finished at settlement.

Questions to ask your Mortgage Broker in Sydney

Do you only work with people in the Sydney CBD?
No. Our Sydney brokers work with clients right across New South Wales. Most of the process happens by phone, email and electronic signature, so where you are matters far less than it used to.
Which areas do you cover from Sydney?
Sydney and the surrounding area, including the CBD, North Sydney, Surry Hills, Pyrmont and the inner suburbs, and clients throughout New South Wales. If you are further out, most of the process can be handled by phone, email and electronic signature.
Do lenders restrict inner-city apartments?
Many do. High-density postcode restrictions can mean a larger deposit than you expected, and most lenders also apply a minimum internal size below which financing becomes difficult. It is worth confirming which lenders will finance a specific building before you commit to it.
My income includes bonuses, equity or trust distributions. How is that assessed?
Differently by every lender. Some will use a full bonus with two years of history, others will use half, and some will not count it at all. Equity and distributions vary more again. Which lender you approach can change your borrowing capacity substantially on the same income.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Sydney from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
