Williamstown, and the loans that come with it

Our brokers work with buyers and owners across Williamstown and Melbourne’s inner west and bayside, including Newport, Altona, Spotswood, Yarraville, Seddon, Footscray, Point Cook and Altona Meadows.

Much of the inner west housing stock is old, and a good deal of it is heritage overlaid. That matters more for finance than people expect. Valuations on period homes vary noticeably between lenders, and a renovation on a heritage property is a different lending conversation from a straight purchase, particularly where structural work or a planning permit is involved.

The other feature of this market is equity. Households who bought here in the eighties and nineties are sitting on a great deal of it, and the questions that follow are about access rather than approval. Whether to borrow against the home to renovate, to invest, or to help a child buy, and what that does to a retirement plan.

Loan sizes here also push buyers into a smaller pool of lenders, where policy differences matter more than headline rates.

Every conversation starts with a strategy call. Thirty minutes, on the phone, nothing to fill in first. You will deal with the same person from that call through to settlement.

Four moments,

not forty forms.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

The application

Let's find out what you can achieve. Income, deposit, the awkward bank statements. We fill in the form, you check it. We model a shortlist of lenders before anyone runs a credit check.
30MIN - FREE

Pre-approval

We shop the lenders. You walk into the open home knowing roughly what you can spend and roughly what rate to expect, instead of guessing what the bank might offer.
Usually 5-10 business days

Settlement

We coordinate with your conveyancer, review contracts, arrange valuations, and project-manage the day of keys, so you don't have to.
4-8 WEEKS - We handle it

The reviews

Every two years, automatically. We re-shop your rate, push your existing lender, and refinance when the numbers make it worth it. The job isn't finished at settlement.

Questions to ask your Mortgage Broker in Williamstown

Why use a broker in Williamstown rather than one in the Melbourne CBD?
Because local knowledge shows up in the detail: which lenders are comfortable with the property types around here, which valuers know the area, and what has actually been settling. The lender panel behind us is the same one our Melbourne office uses, because it is the same firm.
Which areas do you cover from Williamstown?
Williamstown and the surrounding area, including Newport, Altona, Spotswood, Yarraville, Seddon, Footscray, Point Cook and Altona Meadows. If you are further out, most of the process can be handled by phone, email and electronic signature.
We are renovating a period home. How does that work?
If it is cosmetic, a straightforward increase to your existing loan usually covers it. If it is structural, or needs a planning permit, it becomes a construction loan with staged drawdowns against a fixed-price builder's contract. Heritage overlays can also affect valuation and timing, so it is worth establishing the finance before the plans are final.
Can we borrow against the equity in our home?
Usually, yes. The limit is set by your property's value, your existing debt and your capacity to service the increase. What the funds are for also matters, because lenders treat renovation, investment and helping a family member differently. We would work through what it means for your overall position, not just whether the bank will do it.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
Yes, we offer financial advice in Williamstown from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.
