Ballarat, and the loans that come with it

Our brokers work with buyers and owners across Ballarat and the Central Highlands, including Alfredton, Lucas, Delacombe, Winter Valley, Sebastopol, Wendouree, Buninyong, Creswick, Clunes, Ballan, Daylesford, Beaufort, Maryborough and Ararat.

Ballarat is not one property market, it is three sitting on top of each other. There are the new estates on the western edge, where house and land packages and construction loans behave nothing like a standard purchase and where the lender releases money in stages. There is the older stock closer to the centre, where a period home can be a bargain or a valuation problem depending on its condition and which lender you send it to. And there is everything outside the town boundary, on acreage.

That last one catches people out most often. Once a property sits on any real amount of land, lender policy starts to diverge sharply. Land size limits, whether there is a shed or a second dwelling, water supply, zoning and road access all change what a lender will do and at what loan to value ratio. Two banks can look at the same block outside Creswick and give you very different answers. Knowing which one to approach first is most of the job.

Add to that a local economy with a high share of self-employed people, trades, seasonal work and farm income, and you have a region where the standard bank assessment process struggles. That is the gap a broker fills.

From first call to keys in hand is usually a matter of weeks. Then we stay. Every two years we look at the rate again, and move you when there’s something worth moving for.

The application

Let's find out what you can achieve. Income, deposit, the awkward bank statements. We fill in the form, you check it. We model a shortlist of lenders before anyone runs a credit check.
30MIN - FREE

Pre-approval

We shop the lenders. You walk into the open home knowing roughly what you can spend and roughly what rate to expect, instead of guessing what the bank might offer.
Usually 5-10 business days

Settlement

We coordinate with your conveyancer, review contracts, arrange valuations, and project-manage the day of keys, so you don't have to.
4-8 WEEKS - We handle it

The reviews

Every two years, automatically. We re-shop your rate, push your existing lender, and refinance when the numbers make it worth it. The job isn't finished at settlement.

Questions to ask your Mortgage Broker in Ballarat

Do I need a broker in Ballarat, or can I use one in Melbourne?

Either can work, but a broker who knows the area knows which lenders are comfortable with Ballarat property and which are not. That matters more here than it does in a metropolitan market, particularly for acreage, older housing stock and new estates. It also means you can sit across a table from the person handling your loan.

Which areas do you cover from Ballarat?

Ballarat and its suburbs, and out across the Central Highlands and western Victoria, including Buninyong, Creswick, Clunes, Ballan, Daylesford, Beaufort, Maryborough and Ararat. If you are further out we can do the whole thing by phone and video.

Do lenders treat regional properties differently?

Yes, and it is one of the most common reasons an application stalls. Lenders take different views on postcode, land size, zoning, water supply and access, and some restrict how much they will lend against property outside major centres. The property that one lender declines can be entirely acceptable to another. We work out which lender suits the property before you apply, not after.

What about acreage or a lifestyle block?

Land size is where lender policy diverges most. Above a certain area, and it differs by lender, a property stops being assessed as standard residential and the terms change. Sheds, second dwellings, zoning and whether the land is used commercially all factor in. It is very much worth having this checked before you sign a contract rather than afterwards.

Can you help if I am self-employed or my income is seasonal?

Yes, and a lot of our Ballarat work is exactly this. Lenders assess self-employed income very differently from one another, and how your accountant has structured things affects what a lender can use. Farm and seasonal income adds another layer. A decline from one bank tells you about that bank's policy, not about your actual borrowing capacity.

What does a mortgage broker cost?

For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.

Will talking to a broker affect my credit score?

No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.

Can my SMSF still borrow to buy property?

Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.

Do you stay in touch after settlement?

Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.

Do you also do financial advice?

Yes, we offer financial advice in Ballarat from the same office. If you are weighing up a mortgage alongside a retirement, super or investment decision, both conversations can happen together rather than in two different buildings.

If that sounds like the kind of broker you’ve been looking for, let’s get the numbers right.
