A lot of buying here is second-property or lifestyle buying, and where a property is let short-stay the treatment of that income varies enormously. Questions to ask your Mortgage Broker in Geelong

Do I need a broker in Geelong, or can I use one in Melbourne?
Either can work, but a broker who knows the area knows which lenders are comfortable with Geelong property and which are not. That matters more here than it does in a metropolitan market. It also means you can sit across a table from the person handling your loan.
Which areas do you cover from Geelong?

How does a construction loan work?
The lender releases funds in stages as the build progresses rather than in one settlement, and you generally pay interest only on what has been drawn. The builder's contract, the fixed price and the valuation on completion all have to satisfy the lender before anything is released, so getting the finance right before you sign the build contract matters.
What does a mortgage broker cost?
For most home loans there is no fee to you. The lender pays us a commission when the loan settles, and we disclose what we are paid in writing before you commit. Some complex, commercial or specialist loans carry a fee, and if yours does we will tell you before you go ahead, not after.
Will talking to a broker affect my credit score?
No. We model your position and shortlist lenders before any credit check happens. A credit enquiry is only lodged once you have agreed to apply to a specific lender. That is part of the point of using a broker: you do not have to apply to four banks to find out where you stand.
What if a bank has already knocked me back?
Come and talk to us. A decline usually reflects one lender's policy rather than your actual borrowing capacity. Self-employed income, recent job changes, casual work, credit history and unusual property types are all handled very differently from one lender to the next.
Can my SMSF still borrow to buy property?
Not for residential property. From 10 August 2026, self managed super funds can no longer enter new limited recourse borrowing arrangements to buy residential property. Borrowing to buy commercial property inside an SMSF is unaffected, and arrangements entered into before that date continue under the earlier rules.
Do you stay in touch after settlement?
Yes, and this is where most of the value sits. We review your rate every two years, go back to your existing lender first, and refinance you when the numbers justify the move. Loans that are never reviewed quietly drift above the market.
Do you also do financial advice?
